Description

You approach De Montalt Mill along a private road that winds down the tree lined hill and opens up onto a unique valley side woodland setting and collection of buildings. The Mill stands out with its large windows to the upper aspect of the building and stone column façade. The communal entrance leads you along a hallway and stairs provide access to the first floor and the apartment. Once inside you immediately notice the exposed Bath stone walls in the hallway and a small flight of stairs lead you to a landing. From here you enter what is the show piece of this property, the galleried grand living space. You immediately notice the stunning views through the large windows on the south aspect and the amount of natural light flooding in everywhere throughout this space. Looking up you notice the beautiful vaulted ceilings with wooden beams and the mezzanine living area running along two aspects of this vast room. The kitchen is stylish and beautifully finished having been installed by Paula Rosa who have a passion for excellence and inspirational design. The kitchen opens up onto the dining area which benefits from large windows on two aspects and makes a great entertaining space. Stairs lead up to the mezzanine living area where again you are surrounded with windows letting in natural light and each giving its own individual view of the surrounding countryside or valley. An adaptable area which can be utilised as you wish with seating area, TV area, snug or to play a grand piano. The vaulted ceiling with exposed beams is beautiful and makes this a very comfortable place to relax, unwind and take in the views. Back to the landing and at this level you also find bedroom three, which is a double in size, and adjoins a shower room with a utility cupboard for a dryer. Descending the stairs leads you to the entrance hallway and access to both further bedrooms and a useful storage cupboard. Bedroom one is an ample size double with dual aspect windows providing woodland views and it also comes with an ensuite bathroom and walk-in wardrobe. Bedroom two is another good size double with its own ensuite bathroom and windows to the front aspect. Externally the grounds are beautiful with the neighbouring buildings all unique in their own way. Directly outside the entrance to the building is a designated parking space for the apartment. Just further along you find the garage and a lovely seating/BBQ area with far reaching views between the buildings. A short walk back up the private road leads you to a path and gate which gives access to the 13 acres of communal grassland and woodland, shared with other owners of properties within this community, providing plenty of outdoor space if required. There are a number of beautiful walks from this location and the local area is steeped in history. Combe Down village amenities are a stones through away yet the setting is secluded, almost secret, and utterly unique.

The local bus service is in close proximity providing half hourly services into the city. For the walkers amongst you Bath Spa station is a shade over 2 miles from the property and you are also afforded a plethora of countryside walks into an 'area of outstanding natural beauty' minutes from the village itself. Nearby is the Two Tunnels cycle track which takes you into the city and further to Bristol if you choose.

De Montalt Mill

De Montalt Mill was built c.1805 upon the instructions of the second Baron De Montalt. The Mill was built of Bath stone probably extracted from the nearby Vinegar Down Quarry north of the site. The location was chosen due to the surrounding natural springs located higher upslope. The water was directed to a mill pond (leat) which inturn fed a 56 foot diameter overshot water wheel. This, at the time, was considered the largest water wheel in England. The mill was originally built specifically for the manufacture of paper. This is what now benefits the apartments with large high windows to enjoy the surrounding views. These would have been open columns with wooden shutters that were open and closed to control air flow to the paper drying from wooden battens. The first owner of the mill was John Bally, a bookseller and stationer of Milsom Street. During his time the mill specialised in producing coloured paper and what was known as Bath Writing paper. It also produced bank notes for provincial banks in this part of the country. Paper making at the mill ceased in 1834. After this time the mill was used as a laundry, market gardening company and then towards the end of the 1800's as a cabinet makers. The building stood empty and in ruins for many years until it was redeveloped at the beginning of this century to provide four three bedroom apartments.
