Accommodation
You enter the property into the porch which leads you into the hallway with solid parquet flooring throughout. The hallway provides access to the sitting room, kitchen dining living space, WC and stairs to the first floor. The sitting room is a cosy and light space with large bay window to the southerly facing front aspect with feature log burner fireplace. The kitchen dining living space to the rear aspect is the real feature of the home. A beautiful family and friends entertaining space with the kitchen opening up onto the dining area with fill width bi-fold doors opening up onto the external decked seating area overlooking the garden. The kitchen is fitted with modern wall and floor units with worktop, integrated double ovens, plate warmer, fridge, induction hob with extractor and space for a large freestanding fridge/freezer. A central island breakfast bar hosts inset sink with mixer tap and pendant lighting above.
To your right as you enter from the hallway is a snug seating area with feature log burner fireplace with cupboard and shelf to the alcove with bay windows with double doors to the garden. A door from the kitchen leads into the garage which house the Vaillant boiler and water heating system.
Upper Floors
Stairs leads up to the first floor and you immediately notice an original stained glass window at the top of the stair well which would have been a side aspect window but with the side extension has now been nicely incorporated internally into a bedroom. The landing provides access to five bedrooms and family bathroom. The bedroom sizes will suit family living, depending on numbers, with two large double bedrooms, smaller double and then two good size single rooms. The family bathroom is nicely fitted with double sinks on vanity unit with bath and shower overhead with foldable glass screen and WC. There is also a linen/airing cupboard. Stairs lead up to the converted loft bedroom which is a great size double room offering far reaching views from the dormer window. You also find an ensuite with walk-in shower and WC. There is still plenty of eaves storage at this level and further accessed in the stairwell.
Externally
To the rear of the home is a large raised decked area which is great for entertaining, barbecuing and relaxing. Steps lead down to the garden which is level and mainly laid to lawn with established beds and small trees. Tow thirds of the way down the garden is separated with a wooden slatted fence with a mulch laid seating area. You enter the area to the rear and find a further, and very private, stone laid patio seating area with lawn area, stone chipped seating area and wooden built shed. To the front of the property the driveway provides parking for 2/3 vehicles (size dependant) and access to the garage.
Location
Combe Down sits on a level ridge approximately 1.25 mile (2 km) to the south of Bath city centre. It sits at an altitude of 500ft and hence has always been renowned for its clean air quality with many moving from the city for this reason. The village is adjoined to the north by large areas of natural woodland with public footpaths offering stunning panoramic views overlooking the city and equally gratifying views of the Cotswold (AONB) valleys to the south. There is simply no other village like it on the outskirts of the city with such a wide range of local amenities and schooling. This makes it a very popular place for families and those looking for an area with a rural feeling but still within walking distance of the city. You will find every level of schooling in the local vicinity with three nurseries, two academy primary schools, Ralph Allen academy senior school and two independent schools in Prior Park and Monkton Combe, both with pre-prep, prep and senior schools. There is also Threeways School which provides for special education needs from ages 4 to 19 years.
Locally there is an abundance of amenities with doctor’s surgery, Bath BMI Clinic, dentist, pharmacy, highly reputed car garage, award winning delicatessen, fish and chip shop, hair salon, builders merchants, beauty therapist, bakery and Nisa mini-markets. On the western edge of the village is a Tesco Express with petrol station and a large Sainsburys supermarket can also be found in neighbouring Odd Down. Nearby you will also find the excellent country club spa hotel Combe Grove Manor, which provides dining, gymnasium, spa treatments, swimming facilities and tennis courts both indoor and outdoor. There is also a new development being built in the village called Mulberry Park. An award winning development of 700 new homes and currently becoming one of Bath’s finest, new residential communities. With a new primary school, children’s nursery, cafe and state-of-the-art leisure and business facilities, with further amenities to follow, Mulberry Park will also build Bath’s first new park for 100 years. The local bus service provides quarter hourly services during the day into the city. For the walkers among you Bath Spa station is a shade over 1.2 mile from the village and you are also afforded a plethora of countryside walks into the Cotswold 'Area of Outstanding Natural Beauty' minutes from the village itself.
