Description

No. 1 Brassknocker cottages is a traditional architectural heritage cottage located in the village Monkton Combe, on the southern outskirts of the city. Lying on the hillside of Monkton Combe the row of three cottages are situated in a rural setting in an Area of Outstanding Natural Beauty. The location offers far reaching views from the enclosed garden over to the Limpley Stoke Valley. Historically the buildings had originally been known as the Brassknocker Inn, dating back to the early 18th century, which was later converted in 1870 and subdivided into three cottages. The current owners purchased the property in a state of disrepair and have sympathetically refurbished it throughout under the guidance of listed buildings officers. It is now immaculately presented and retains period features throughout. The gardens have been lovingly transformed to provide beds and glorious views across the valley and beyond.

Accommodation

You approach the property across a stone chipped driveway with parking for two vehicles and enter via a door to the side aspect. Once inside there is an area to remove and store coats and shoes with a utility room/WC to your right and two steps lead you into the kitchen. The kitchen has a beautiful Mandarin Stone Lyon tumbled limestone flooring throughout with modern units topped with Staved Oak worktops. There is a 90cm dual fuel Rangemaster oven backed by Italian hand painted tiles with a reclaimed lintel that was removed and renovated during the renovation. There is a breakfast bar and plenty of space for a family size dining table. A door leads you through to the sitting room where you immediately notice the large Bath stone Inglenook fireplace which has been repointed and lined with 20mm natural limestone, installation of custom closure plate and Clearview log burner. Extra wide oak effect laminate flooring throughout and a useful storage cupboard. A doorway leads to stairs climbing to the first floor where the landing provides access to bedroom one and the bathroom. Bedroom one is a spacious room with feature original fireplace and lovely views from the window to the side aspect. A door leads into another room which is currently used as a nursery but could be utilised as a dressing room or to provide an ensuite bathroom. The bathroom is also spacious with Mandarin Stone Lyon tumbled limestone flooring, free-standing bath, large walk-in shower and his 'n' hers washbasins. Further staid lead you up to the second floor where you find two further double bedrooms with bedroom three providing glorious elevated views across the valley.

Externally

The garden is level and laid to lawn with recently added beds and shrubs with wonderful open views of the forested valley beyond. Just around the corner from the house is a small rank of garages of which the property owns one and this can be used for parking, storage or as a workshop. There is also driveway parking for two vehicles right outside of the property.

Refurbishment

Listing building consent was obtained for all works that have been carried out as follows: All new Skirting Boards (custom made to the planning officer's specification). All new GCH systems and combination boiler. Full rewire throughout with high efficiency LED fittings. Renovation to the sash windows. Replacement Velux in the upper spare bedroom. Overhaul of the front roof and rear valley. Relocation of the bathroom to the first floor. New kitchen and bathroom. Creation of large storage cupboard to the living room. Repointing of the exposed inglenook fireplace.

Location

This property sits on the edge of Monkton Combe bordering the highly desired village of Combe Down. Combe Down sits on a level ridge approximately 1.25 mile (2 km) to the south of Bath city centre. It sits at an altitude of 500ft and hence has always been renowned for its clean air quality with many moving from the city for this reason. The village is adjoined to the north by large areas of natural woodland with public footpaths offering stunning panoramic views overlooking the city and equally gratifying views of the Cotswold (AONB) valleys to the south. There is simply no other village like it on the outskirts of the city with such a wide range of local amenities and schooling. This makes it a very popular place for families and those looking for an area with a rural feeling but still within walking distance of the city. You will find every level of schooling in the local vicinity with three nurseries, two academy primary schools, Ralph Allen academy senior school and two independent schools in Prior Park and Monkton Combe, both with pre-prep, prep and senior schools. There is also Threeways School which provides for special education needs from ages 4 to 19 years. Locally there is an abundance of amenities with doctor’s surgery, Bath BMI Clinic, dentist, two pharmacies, highly reputed car garage, award winning delicatessen, fish and chip shop, hair salon, builders merchants, beauty therapist, bakery and Co-op mini-markets. On the western edge of the village is a Tesco Express with petrol station and a large Sainsburys supermarket can also be found in neighbouring Odd Down. Across the road from this property you will also find the excellent country club spa hotel Combe Grove Manor, which provides fine dining, gymnasium, spa treatments, swimming facilities and tennis courts both indoor and outdoor. There is also a new development being built in the village called Mulberry Park. An award winning development of 700 new homes and currently becoming one of Bath’s finest, new residential communities. With a new primary school, children’s nursery, cafe and state-of-the-art leisure and business facilities, with further amenities to follow, Mulberry Park will also build Bath’s first new park for 100 years. The local bus service provides quarter hourly services during the day into the city. For the walkers among you Bath Spa station is a shade over 1.2 mile from the village and you are also afforded a plethora of countryside walks into an 'area of outstanding natural beauty' minutes from the village itself.
